230,000 €
The property is situated on the edge of small hamlet in the wine-growing region of Gaillac. It consists of a restored 3-bedroom stone farmhouse with south-facing terrace and garden, from which there are impressive views across the vineyards to the pretty hilltop village of Campagnac.
Entrance to the property is via a pair of large antique iron gates. To the right, in front of the house, is the paved south-facing terrace shaded by a large oak tree, with stone steps leading down to the south-facing garden.
You enter the house by the solid oak front door to an entry hall. From the entry hall to the left is the dining room/kitchen. The dining room has wooden beams, a large open stone fireplace and restored stone walls. The recently installed kitchen is fully-fitted with oven, ceramic hob, dishwasher, fridge freezer and washing machine. The fitted cupboards are cream-coloured Quaker-style and there is a solid wooden work surface.
To the right of the entrance hall is the large and light living room with wooden beams and French doors to the front of the house. Currently this room is furnished comfortably with two sofas, a dining table and chairs and a large bookcase plus other incidental furniture.
The separate downstairs WC is also off the entrance hall.
From the entrance hall a wooden staircase leads up to the three bedrooms on the first floor. Installed on the stairs is the facility to use child guard rails. At the top of the stairs to the left is the largest bedroom. To the right, a corridor leads you to the recently refurbished bathroom with a shower unit over the bath, then to the twin room and at the end of the hall another good-sized double bedroom. Each of the rooms has electric heating from recently installed electric radiators.
Attached to the house is a large storeroom with large French doors giving onto the terrace, which could be upgraded to be incorporated into the house as additional accommodation or as a larger country kitchen. Behind this is a large enclosed yard, currently not in use, alongside which is a run of former farm structures which might also be turned into useful space. There is a small field included with the sale and which lies opposite the main property on the other side of a small access road.
Most furniture and fittings can be included in the sale by negotiation
